This lovely converted watchtower is set where all good watchtowers should be - high in the hills with panoramic views of the surrounding hills and valleys. And what is more it is just a short drive from the Adriatic Coast.
The property is surrounded by more than 2 acres of garden, planted with a mixture of 50 olive trees and other native species including larch, cypress and oak.
The villa is immersed in some of the most peaceful Marche countryside and is close to three national parks, Gran Sasso and Monti della Laga, Maiella and the Monti Sibillini, together providing a total of almost 3,000 sq km of incontaminated countryside and wildlife. Views from the property stretch across the Tesino Valley and down towards the coast about 17 miles away.
The property is at the very centre of Italy in an area famed for its "buon vivere," history and culture.
The local towns of Montalto delle Marche and Montedinove are a good close option for shopping for groceries and bread and each has a bar where you can enjoy a cup of coffee and breakfast in the morning.
Back at the villa the pool is 11m long and 1.4m deep and at one side has a specially incorporated shallow baby pool area perfect for families with young children learning to swim.
Within 90 minutes drive, over and above the three parks, there are towns and cities of great cultural and historical importance and beauty - with historical figures and legends creating a magical sense of history, among them St Francis of Assisi, the mythical Sybil, Guerrin Meschino, master painter Raffael and poet Giacomo Leopardi of Recanati.
The towns of Ascoli Piceno, Fermo and Macerata are all important provincial capitals in the area and within easy driving distance. Fermo has some wonderful views over the Adriatic below, so be sure to climb up from the wonderful main piazza to the "duomo" at the top of the town and marvel at the wonderful panorama. And Ascoli's marble piazza is unique and a great place to sit and watch the world go by from the outdoor seating at one of its upmarket bars.
Fine cuisine, good wines and local festivals and sagras are central to this part of Marche and are celebrated all year round, providing the visitor with a varied choice of events to witness and enjoy - some Christian and some pagan in origin but all accompanied by culinary delights.
For music lovers summer events include Umbria Jazz and Pescara Jazz, among the most important jazz festivals in Europe
At the villa tranquility is total but as well as relaxing by the pool or on the shaded terrace there are also various acitivities close by, including trekking on horseback in the local hills or making use of locally hireed mountain bikes to explore the tangle of quite country lanes.
A little further afield is the 18 hole golf course within an hour's drive.
As well as mountain bike excursions there is some wonderful winter skiing, with the Abruzzo mountains providing some of the heaviest sustained snowfalls in Italy.
And of course the Adriatic Coast just twenty minutes drive away provides an enormous choice of beaches - from the secretive sandy coves of the Conero Riviera south of Ancona to the large sandy umbrella-filled beaches popular with Italian holiday makers around San Benedetto and Grottammare.
There is a vast choice of medieval villages and towns in this area of Marche to visit. Many hold their own sagras amd festivals on religious feast days in the summer months so be sure to keep a look out for the street signs which advertise each town's special parties. They are often held over several days in the open air so take advantage of the chance to join in, sit down with the people of the area and taste some typical local dishes, washed down with a fine glass of wine and normally some live music.
Just some of the towns in the area which are worth a stroll around and more include Amandola, Montelparo, Force, Comunanza, Fermo, Ascoli Piceno and Servigliano.
Most have their own vibrant markets once a week, selling a mixture of local produce and clothing. A great place to buy your food, with fresh vegetables and fruit in abundance and a nice opportunity to stroll around the town amongst the locals and perhaps even buy a little souvenir of your holiday.
